Over 3 million dollars profit! On the backs of every taxpayer in Town who will have to incur the exp
WinBrook purchased the property in 2007 for $311,595, but since then has gone through several plans of just what to do with the site and its appraised senior travel groups value has increased to $957,500. One such proposal for the site was rejected by the Planning and Zoning Commission in the fall of 2011 and caused the developer to file a lawsuit against the commission in an attempt to reverse the decision.
According to meeting minutes, on May 16 of this year, the commission agreed to settle the zoning appeal dispute , and approved a revised plan for the property, known as Brookside Apartments, which includes 144 apartment units and ancillary senior travel groups amenities, such as a clubhouse and pool. The property will also include an office building, which will be built in phases, the first being "5,260 square feet medical office, with two expansion modules senior travel groups of 1,980 square feet each, resulting in 9,220 square foot structure at full build out," according to meeting minutes.

For 30 years there has been a moritorium on apartments in Town, but money and power talks, and the Town Council unfortunately buckled because of the lawsuit, even though their own Zoning board denied this use.
No Worries, now that our home values in town have all gone up because we were told if we didn't pass the last 60 MILLION dollar referendum values would tank. Oh wait, HOME VALUES are falling through the floor...
How is that profit on the backs of every taxpayer in Town ? As a matter of fact, it's likely that with the increased price between their purchase price and their selling senior travel groups price, the property may eventually have a higher assessment, meaning higher taxes. Nothing wrong with that, wouldn't you say?

Look at Century Hills and the Glenbrook senior travel groups apartments. The largest rental properties combined in the state - more than 900 apartments, and there are only about 100 children in the school system from those properties.
144 apartments will generate enough traffic to get people stuck in traffic senior travel groups on Route 3 ? Again, the 900 apartments down Cold Spring Road NEVER create enough traffic to cause anyone to be stuck in traffic on Route 3 . I know, I lived in Century Hill for a number of years and never had any traffic problems in and around the area.
George, why don't you use your full, real name, like I have. Then maybe people senior travel groups will know whether or not we should listen to you. All I know is that there are about 20,000 residents in town, about 2,500 students in Rocky Hill Schools. So now with 144 apartments (up to 288 new adults?) and all of a sudden there will be 200 more students? Seems a little unrealistic, don't you think?
Just as you estimate 2 cars per unit ...using common sense you could estimate 1 to 2 kids in an average senior travel groups family ...but I can see you now denying rental applications if a renter has 2+ kids ...can't wait to see what happens when your renters are woke in the middle of the nighpt from firematics testing of its emergency vehicles ...this was mentioned by hanratty himself at the public hearings .... have empty apartments within a couple years.
So, assuming a MAXIMUM of 288 adults (a high number, you're assuming senior travel groups management will deny applications senior travel groups from single professionals or the elderly!!), the number of school children would most likely be 12.5% of 288 - 36 children, a far cry from 200.
Using common sense , remember that these are 2-bedroom apartments, you won't be finding four people living senior travel groups in many of those 2-bedroom apartments, nor will you find a high level of residents with children at all. As pointed out earlier although Century Hills and Glenbrook have a combined 900 apartments, there are only about 100 children in the school system, so it's more like one school child per NINE rental units, which calculates to less than 20 students.

I am impressed that you know so much and care so deeply about this project, but it makes me suspect that its in your own interest because you won't identify senior travel groups yourself. Plus, you still have not provided the cost to educate those now 36+ students, and like I said, the students from all the new multi-family housing that we'll see as a result of this precedent, beginning most likely with the foundry property. And what exactly is the estimated tax revenue the town will see compared to the cost we'll incur for not only the students, but the additional police, fire and other town resources?
